Pradera is a subdivision of 780 on the western side of Parker near Castle Rock. MSI LLC manages the clubhouse, common area grounds upkeep, community pool, recycling, snow removal, and garbage removal for the HOA.
The Club at Pradera offers lots of activities and amenities. Members of the club have access to an 18-hole championship golf course built by Jim Engh, as well as a lovely clubhouse with a dining room and grills, lounge, health and exercise facilities, tennis courts, and activities for all ages.
Pradera has a 3,100-square-foot community center with a competition-size pool and sun terrace, as well as a park with fields and a playground.
These well-kept Pradera houses offer lots of outdoor space. The rooms are large, with plenty of storage. Almost every window in these residences has a view of the surrounding area. Timbers at The Pinery is located in Parker’s southern section and is advantageously surrounded by various parks in the neighborhood. It is also a very forested neighborhood, which is different than most of Parker’s communities since the city lies mainly in the eastern plains of Colorado.
Specialized Property Management manages the HOA, which covers recycling and garbage pickup. With its proximity to shopping, restaurants, and public parks, this neighborhood is a thriving community with a lot to offer.
Mountain View Elementary, Sagewood Middle, and Ponderosa High School are the local schools children from this neighborhood attend.
Timbers at The Pinery is a couple of miles away from The Pinery Country Club, a modern and classic course with exquisite facilities. This subdivision is perfect since it is bordered by multiple parks in the area, and the views of the parks from the home are a visual delight.

The majority of the Timbers at The Pinery houses for sale were developed before 2018 on large lots ranging from a third of an acre to two acres. In this beautiful and luxurious neighborhood of Timbers at the Pinery, the homes are mostly two-story and ranch-style. These homes’ floor plans approximate 4,500-6,500 finished square feet and have a 3-4 vehicle garage. Many of these homes sell in the $1,000,000-$3,000,000 range.
Hilltop is a newer luxurious development in Parker. Teleos Management Company manages this neighborhood, which offers a communal pool and garbage collection.
Homes in Hilltop are known for being very spacious and in open areas. They lie on landscaped lots ranging from 6500 square feet to a quarter of an acre. Iron Horse Elementary, Cimarron Middle, and Legend High School are local schools that children from this region attend.
This subdivision is perfect since it is bordered by multiple parks in the area, and the views of the parks from the home are a delight to watch. This location is close to a number of restaurants and commercial areas. Salisbury Equestrian Park, a wonderful facility for people of all ages with lovely horse arenas, is about 1.5 miles away from this development.

Hilltop is a community of 73 ranch and two-story homes surrounded by many parks. Almost every house has a basement, and just a handful of them have a walkout space. Most of the Hilltop houses for sale were built between 2015 and 2018 by D.R. Horton, Inc. The floor plans range in size from 2,000 to 3,300 finished square feet and include a 2- to 3-car connected garage.
This subdivision is in Parker’s north-eastern section. PCMS is in charge of this community’s recycling and garbage collection. Children from this neighborhood attend Pine Lane Prim/Inter Elementary, Sierra Middle, and Chaparral High School, which are all close by.
Elkhorn Ranch is only a short drive away from Black Bear Golf Course, a family-friendly multi-purpose course with excellent facilities and amenities. This location is close to a number of restaurants and commercial areas.
When you arrive at Elkhorn Ranch and see the roadways lined with ponderosa pines, you’ll know you’ve arrived. At the end of winding roads are well-appointed residences. It is very common to see wildlife in the neighborhood’s gorgeous 383-acre open area.

There are predominantly two-story, multi-level, and ranch homes in Elkhorn Ranch. These houses are located in Douglas County on groomed 5-6-acre lots that encourage equestrian activity. Elkhorn Ranch has 198 houses that range in size from 3,000-5,000 square feet and feature a 3-4 vehicle garage. A basement is found in almost every home, and some even include a walkout space. Lennar developed the majority of the houses in Elkhorn Ranch between 1996 and 2018.
Ponderosa Hills, or “Pondo Hills” as locals call it, has 353 residences. It is one of Parker’s best places to purchase a home on acreage with prospective mountain views.
Children from this region attend Pine Lane Prim/Inter Elementary, Sierra Middle, and Chaparral High School, which are all close by. This area is ideally bordered by multiple parks, and the views of the parks from the property are a visual delight. Shopping, eating, and healthcare facilities are all within walking distance of the subdivision. It is also a short drive from Black Bear Golf Course, a family-friendly multi-purpose course with excellent facilities and amenities.
This community is near town and all the main highways and is popular among locals. Some of the homes are older and on the more affordable side of things, but there are many that are large and more luxurious that sell for over $1,000,000.
