Broadmoor (Heights) is located in Colorado Springs’ southwestern region right next to Cheyenne Mountain. It is well known that Broadmoor has some of the most extraordinary views of Colorado Springs, especially at night. There are few communities in Colorado that compare to the history and beauty of the homes in Broadmoor.
The Broadmoor community was built around the famous Broadmoor Hotel which dates back to the early 20th century. Broadmoor Elementary, Cheyenne Mountain Middle, and Cheyenne Mountain High Schools are attended by the students in the region.
Types of homes:
The majority of homes in Broadmoor sell for well over $1,000,000. This luxurious community is filled with large, luscious homes and estates that are often over 10,000 square feet, although most of them tend to be in the 4,000-7,000 square foot range.
Broadmoor Resort Community is a gated luxury community near the base of Cheyenne Mountain in Colorado Springs’ Broadmoor neighborhood and is right across the street from the Cheyenne Mountain Zoo. We separated Broadmoor Resort Community from Broadmoor mentioned above due to it being a unique, gated community that is worth diving into by itself!
This gorgeous neighborhood’s position provides breathtaking vistas of Colorado Springs, as well as glittering city lights at night. This community is higher in elevation than the rest of the Broadmoor region, providing inhabitants with a true mountain feel. The Broadmoor Resort Community was built in the 1990s, so the houses are newer compared to other homes in the region. It also provides access to 20 miles of mountain hiking routes with breathtaking rock formations and vistas in all directions. This is a one-of-a-kind El Paso County community.
Children from this neighborhood attend Cheyenne Mountain Elementary, Cheyenne Mountain Middle, and Cheyenne Mountain High School, which are all close by.

The Broadmoor Resort Community is home to some of the largest and most luxurious homes in the state. It is very common for these homes to be over 10,000 square feet and worth well over $2,000,000. They are very spacious and come on a good amount of land.
High Forest Ranch is a luxury community with 181 homes and is located in Colorado Springs’ northern district. The intersection of Hodge Road and Timber Meadow Drive is where this development is located.
This neighborhood has large and luxurious homes immersed in a dense forest. This provides a very secluded feel to residents who love being immersed in nature.
High Forest Ranch manages the neighborhood and provides services such as covenant enforcement, management, snow removal, and trash pickup. The subdivision is close to shopping, dining, and medical facilities. Children from this region attend Kilmer Elementary, Lewis-Palmer Middle, and Lewis-Palmer High School, which are all close by.
Types of homes:
Homes for sale in High Forest Ranch range in size from 4,000-6,000 square feet and were built between 1994 and 2018. The homes are situated on 2-4 acre lots and have a 3-4 vehicle attached garage. Just a short drive from High Forest Ranch lies Pine Creek Golf Course, a difficult course with superb shape and stunning vistas.
Cathedral Pines is a gated community with 142 magnificent houses located in Colorado Springs’ northeastern region. This subdivision is located between Milam Rd and Saxton Hollow Road.
Warren Management oversees the community’s operations, including trash collection. Children from this region attend Edith Wolford Elementary, Challenger Middle, and Pine Creek High School, which are all close by. The subdivision is in close proximity to shopping, dining, and medical facilities. Cathedral Pines is just a short drive from the Pine Creek Golf Course, a difficult course with outstanding shape and stunning vistas.
Types of homes:
These homes range in size from 5,000 to 6,500 square feet and were built between 2005 and 2018. However, some of the larger homes in the neighborhood are over 15,000 square feet. The homes are situated on large lots of 2-3 acres and have a three to four-vehicle attached garage. Many of these homes are valued at well over $2,000,000, but there are some that are in around the 1,700,000 price point.
Kissing Camels is located in Colorado Springs’ northwestern region between Mesa Road and Kissing Camels Drive. This community was built near the Kissing Camels landmark as seen in the picture to the left. C. R. Sheaf Homes, Inc. was the main developer that built these houses between 1969 and 2017.
KCPOA manages the HOA, which includes services such as covenant enforcement, security, and garbage collection. Children from this region attend Howbeit Elementary, Holmes Middle, and Coronado High School, which are all close by. The subdivision is in close proximity to shopping, dining, and medical facilities.
The Kissing Camel Golf Course, a difficult course with great views and well-maintained greens, is less than a mile from this development.

Flying Horse is one of the more well-known and popular high-end and luxurious communities in Colorado Springs. It is located in the northern part of Colorado Springs between North Gate Blvd and Silverton Road. There are more than 1000 residences.
The Club at Flying Horse is one of the main attractions for residents and offers a spa, steakhouse, lodge, golf academy, and many other activities.
Flying Horse HOA manages this HOA, which includes services like covenant enforcement, maintenance, and garbage pickup. With its proximity to shopping, eating, and public parks, this subdivision is a thriving community with a lot to offer. Children from this region attend Discovery Canyon Elementary, Discovery Canyon Middle, and Discovery Canyon High School, which are all close by.

The majority of the homes are ranch and two-story, with a few raised ranches ranging from 2,000 to 3,000 square feet above grade. The majority of the Flying Horse homes for sale were started in 2005 and will be finished soon, with lots ranging from 5000 square feet to a quarter acre. The final square footage ranges from 2,000 to 4,500 square feet, with a 2-3 car attached garage. The majority of the homes in this neighborhood have a basement.
Pine Creek is a Master-Planned community located in Briargate. Not all of the homes in Pine Creek fall into our luxury category, but most of them are higher-end single-family residences and many are worth over $1,000,000.
The main attraction in Pine Creek is the Pine Creek Golf Course, which most of the luxurious homes in the community are situated on. This area also offers incredible views of the Rockies.

Pine Creek houses for sale are mainly two-story or ranches and range in size from 2,500 to 4,500 square feet and were built between 1999 and 2013. The homes have a 2-3 car attached garage and sit on large lots ranging from 6,000 square feet to three-quarter acres. The majority of the homes in this neighborhood have a basement.
The Black Forest community is located in northeastern Colorado Springs between Meridian Road and Pole Pine Point is the Black Forest. It is a community with 88 luxurious houses immersed in nature.
For those seeking a little more open space, Black Forest is ideal. Most houses are built on at least one acre of land, and having five acres is common. This makes it an ideal location for horse owners. It’s also a wonderful region to contemplate buying property and developing a bespoke house if you have enough planning time. Fox Run Regional Park and Black Forest Regional Park are both located near the Black Forest neighborhood. Both provide a variety of outdoor activities such as riding and hiking.
With its proximity to shopping, eating, and public parks, this subdivision is a thriving community with a lot to offer. Children from this region attend Edith Wolford Elementary, Lewis-Palmer Middle, and Lewis-Palmer High School, which are all close by. The HOA is overseen by Black Forest HOA, which is responsible for covenant enforcement, maintenance, management, security, and snow removal among other things.

The homes are primarily two-story and ranch-style, with 2,500-3,500 square feet above grade. The majority of the homes in this neighborhood have a basement. Homes for sale in the Black Forest range in size from 3500-5000 square feet and were built between 2005 and 2018.
University Heights, like its sister neighborhood University Park, is located in the heart of the city, six miles north of downtown and six miles south of the Air Force Academy. Many of the residences in University Heights are constructed above bluffs and hilltops, providing inhabitants with spectacular views of Pikes Peak and the Rampart Range, as the name suggests. Garden Ranch Park and the Garden Ranch YMCA are both within walking distance of the subdivision.
Types of neighborhoods:
The bulk of the homes in this desired community was constructed between 1998 and 2007, while there are still a few vacant lots available. There are two stories, three stories, ranches, and raised ranches in this neighborhood. The luxurious homes in this community tend to have a price point of well over $1,000,000.
Settlers Ranch is located in the northern part of Colorado Springs and has 39 custom homes. These spacious, luxurious homes are newer than most on our list and have a very open feel to them as seen in the picture on the right. This development is located between Hodge Road and Timber Meadow Drive.
The subdivision is in close proximity to shopping, dining, and medical facilities. Oaks Bury Inc was the main developer that constructed these homes and there is still space for more homes to be built over the coming years. Kilmer Elementary, Lewis-Palmer Middle, and Lewis-Palmer High School will serve the students in the region.

The majority of the homes are ranch-style, with a few two-story homes ranging from 2,500 to 3,000 square feet above grade. By 2006, the majority of Settlers Ranch homes for sale had been built, with finished square footage ranging from 4,000-5,000. The homes are situated on large 2-3 acre lots with attached garages for 3-4 cars.
This neighborhood of Woodmen Valley provides a handy commute north as well as some beautiful vistas to the east. People choose to reside in this region because of its natural beauty. This location, located in the Rampart Range’s foothills, has stunning topography, plentiful wildlife, and panoramic vistas of the eastern plains. This is a lovely place with a lot of charm, lots of housing options, and plenty of facilities.
You’ll have everything you need within a short commute of houses in this highly-desired portion of the city, thanks to its proximity to stores and restaurants, excellent connections across the area through I-25, and proximity to the United States Air Force Academy.
