Creekside is a new home development near Lorson Ranch in Colorado Springs, CO. This master-planned neighborhood is located on Marksheffel Road and Fontaine Boulevard in the city’s southeast corner. It also has excellent access to I-25 and is a short drive from downtown.
Lorson Ranch is also an excellent choice for military families due to its closeness to Fort Carson and Peterson Air Force Base. This site, which is close to Bluestem Prairie Open Space and Fountain Creek Regional Park, is very popular with outdoor enthusiasts.
Lorson Ranch’s new Colorado Springs homes for sale have utilitarian designs with huge living rooms, patios, and 2-car garages. Single, two, and three-story floor plans with 3–4 bedrooms and 1,506–1,971 sq. ft. New homes here are generally priced at the $400,000+ price point.
Cordera is located in the northeastern district of Colorado Springs and has over 1,000 residences. Keller Hm Inc. constructs the houses in this development. Cordera Community Association manages the community and includes covenant enforcement, grass upkeep, management, snow removal, and garbage pickup.
Chinook Trail Elementary, Challenger Middle, and Pine Creek High Schools will serve the students in the neighborhood. Kilmer Elementary, Lewis-Palmer Middle, and Lewis-Palmer High Schools are other schools nearby.
This subdivision is perfect since it is bordered by multiple parks in the area and the views of the parks from the homes are hard to beat. Pine Creek Golf Course, a difficult course with superb form and breathtaking vistas, is only a short drive from Cordera.

The Farm, which consists of around 1,000 residences, is located near Voyager Boulevard in Northgate Colorado Springs and is a popular newer subdivision. The Farm offers about 140 acres of open space and over 4 miles of trails that link to the Santa Fe Trail and other area trails.
While wandering around The Farm, you will come across eight pocket parks, each one unique, and panoramic mountain vistas. The city has set aside around 25 acres for parks and pathways.
The Farm Colorado Springs real estate consists of spacious, single-family houses with amazing views of the front range. PCMS manages the HOA, which is responsible for common area grounds upkeep and garbage pickup.
Fox Hollow Elementary, Liberty Middle, and Grandview High School will serve the local students. Saddle Rock Golf Course, a well-kept course with excellent service and a great place to have a good time, is only a few miles from The Farm.

You may spend your nights and weekends outside at the Wolf Ranch dog park or community pool with a splash zone, kayaking and paddleboarding on the 11-acre lake, or socializing with your neighbors.
These newly built homes in Wolf Ranch are very affordable compared to many other new construction neighborhoods and are in the $400,000-$700,000 price range.
Victory Ridge is a 155-acre master-planned mixed-use neighborhood that was envisioned in the mid-2000s as a new center in north Colorado Springs. Throughout the court procedures, residents of north Colorado Springs increasingly saw the development as an eyesore and a safety hazard, and the City designated the property’s renovation as a policy priority for creating a real mixed-use development along InterQuest Boulevard. Other complementing uses, such as the first In-N-Out Burger restaurant in Colorado, as well as their regional distribution center and projected regional headquarters, continue to migrate to Victory Ridge, adding considerable jobs to the area. At the property, entry-level townhouses continue to sell well, and more restaurants, hotels, and retail uses are under construction or in the planning phases.

Winsome is a modern neighborhood in Black Forest. There are 143 unique house lots ranging in size from 2.5 to 10 acres, and it is conveniently located 15 minutes from both Monument and Colorado Springs. This location offers a lovely atmosphere, with vistas, trees, and meadows.
Winsome does have an HOA that handles, among other things, dark skies efforts, fencing, and water conservation. There are numerous excellent custom and semi-custom home builders working in this neighborhood right now, and children in this community will attend Falcon School District D49.
Lots are still available for $185,000 to $250,000, and finished homes range in price from $900,000 to over $1,500,000. If you are looking to build a new house in the Black Forest, this is a wonderful region to look into.
Oakwood Homes’ master-planned neighborhood is Banning Lewis Ranch. This award-winning community has one-of-a-kind neighborhood facilities such as a 24-hour fitness facility, tennis courts, dog parks, an aquatic complex with a junior Olympic-size pool, neighborhood playgrounds, and much more.
There’s something for everyone on over 65 acres of parks, trails, and recreational spaces. The 1,000+ house Banning Lewis Ranch is located in Colorado Springs’ northeastern neighborhood between Marksheffel Road and Vista Cerro Avenue.
Falcon Elementary, Falcon Middle, and Falcon High School are the schools for the children in the neighborhood.
